This project consisted of 52 affordable new homes in the seaside town of Portobello, as part of a masterplan for the pivotal Baileyfield site on Portobello’s western gateway.
The building structure comprised 4 storey timber kit construction with masonry and precast concrete stair cores.
The new homes are crafted in materials with influences such as the local brick kilns and warehouses which once occupied the site, embedding the new homes into the historic fabric of Portobello.
The site was a brownfield site underlain by infilled clay pits, therefore there were significant depths of made ground, and poor bearing strata. Consequently the building and the ground slab were supported on 25m deep piles down to rock, with reinforced concrete ground beams.
